What we cover

The most common reason basement renovations fail is skipping the steps that do not show on finish day

An unfinished basement is the most underused square footage in most Cambridge, Kitchener and Waterloo homes. Done right, it adds livable area that functions as well as the floors above it. Done carelessly, it becomes a moisture problem, a code issue, or a failed inspection a few years after the drywall goes up.

We build basements the long way. That means waterproofing is assessed and addressed before framing starts, ceiling heights are confirmed against what the scope requires before you commit to a budget, and electrical is designed to code from the start rather than reverse-engineered to pass inspection after the fact.

The Complete Renovation Standard

How our framework prevents the three most common basement renovation failures

Basement renovations fail in predictable ways. Moisture issues that were visible during planning get ignored to keep the budget down, and the water finds its way in within two years of the drywall going up. Electrical work that was never designed to code passes a visual inspection but fails when a permit is eventually pulled for something else. Ceiling height assumptions get confirmed after framing is complete, when nothing can be done about it without tearing everything out.

None of these are surprises. They are the result of a process that was not structured to prevent them. The Complete Renovation Standard is that structure, applied to every basement project we take on in Cambridge, Kitchener and Waterloo.

Read the Full Standard
Pillar 01 — Planning
The problem: ceiling height confirmed too late
Ceiling height is measured and assessed against the intended use during the planning phase, before budget is locked. If the existing height cannot accommodate the scope, we tell you before you commit, not after framing has started.
Pillar 05 — Longevity
The problem: moisture ignored to keep the budget down
Waterproofing conditions are assessed and documented before any finished material is specified. If water ingress is present or likely, we address it first. We will not frame over a moisture problem to hit a number, because the cost of doing so lands on the homeowner two years later.
Pillar 04 — Infrastructure
The problem: electrical not designed to code from the start
Electrical layouts are designed to Ontario Building Code requirements during the planning phase, not retrofitted after the fact. Every rough-in is inspected before walls close. We do not hand you a finished basement with electrical that will not pass a future permit inspection.

Brad was able to transform my kitchen exactly how I planned and matched the stain on the cupboards perfectly to the barn doors I already had. He also transformed an old laundry room into a beautiful full bathroom with a soaker tub. Beautiful!

Common questions

Basement renovation questions answered

Basement renovation costs in Cambridge, Kitchener and Waterloo depend on the scope, the condition of the existing space, and what you want to use it for. A basic finishing project with no bathroom typically runs $30,000 to $50,000. A full renovation with a bathroom added runs $50,000 to $90,000. A fully permitted legal basement apartment with its own kitchen, bathroom, and separate entrance runs $70,000 to $120,000 or more. The condition of your existing slab, the ceiling height, and whether moisture work is required before finishing are the biggest variables. We provide a fully locked budget during the planning phase, so there are no surprises once construction begins.
Yes, in most cases. In Ontario, a building permit is required for basement finishing work that includes framing new walls, adding or relocating plumbing, adding electrical circuits, or creating a secondary suite. Cosmetic work such as painting or replacing flooring in an already-finished basement typically does not require a permit. For any project that adds living space, a bathroom, or a kitchen, you should expect a permit to be required. We assess the permit requirements during the planning phase and manage the full application with the City of Cambridge, Kitchener, or Waterloo, including all required inspections throughout construction.
Yes. Legal basement apartments in Cambridge, Kitchener and Waterloo require a building permit, compliance with Ontario Building Code requirements for fire separation between units, a minimum ceiling height of 1.95 metres in habitable rooms, at least one egress window in the sleeping area, and in most cases a separate entrance. Zoning approval may also be required depending on your property. We manage the full process: permit application, engineering where required, fire separation, egress, and all required inspections. A suite built to these standards qualifies for legal rental income and will not create liability exposure for an owner the way an unpermitted conversion does.
Before any framing or insulation goes in, we assess the existing moisture conditions in the basement. This includes checking for active water ingress, staining patterns that indicate past water entry, efflorescence on the foundation walls, and the condition of any existing drainage systems. If moisture issues are present or likely, we address them before the basement is finished, not after. Depending on the findings, this can mean interior weeping tile installation, foundation crack injection, dimple mat installation, or grading corrections at the exterior. These costs are disclosed transparently during the planning phase and included in the locked budget before construction begins. We do not frame over a moisture problem.
The planning phase for a basement renovation in Cambridge, Kitchener or Waterloo typically runs 3 to 6 weeks, during which selections are finalized, permits are applied for, and the budget is locked. Active construction then runs 6 to 12 weeks for a basic finishing project, 10 to 16 weeks for a full renovation with bathroom, and 14 to 22 weeks for a legal basement apartment where permit processing time is a factor. Permit processing times with the Cities of Cambridge, Kitchener and Waterloo vary and can affect the overall schedule. Your complete timeline is confirmed in writing before we mobilize, and it does not change without your written approval.
